THE P&Z HAS SCHEDULED A PUBLIC HEARING FOR NOVEMBER 19th, 2002 at Central Middle School at 7:30 for the purpose of enacting their proposal of a SLIGHTLY modified version of the 1998 FAR Amendments. 

The modifications include a complicated calculation to be used for nonconforming properties to derive the allowed buildable area.  It basically give a five to ten percent increase over the 1998 FAR.  What they neglect to tell you was that the FAR proposal itself takes away ten percent across all zones and the attic and basement regulations enacted in April 2002 had the effect of taking another 20-40 percent.   Does then giving back 5-10 percent seem fair?

The proposal also contains a provision for conservation properties that would allow a 25% increase from the 1998 FAR.  Again this does not put these properties on par with comparable size lots in other areas of town.  Conservation lots are often secluded so their impact on streetscape is negligible.  The developer also gave a signficant area to conservation easement.  These homes have found that most are already over the proposed FAR and so would not be able to add ANYTHING to the home.   This has caused their property values to decrease.
